Registration fee

A one-off charge the buyer pays to the state when the home is registered in their name, set as a percentage of the home's value.

How it works in Vietnam

In Vietnam it is called lệ phí trước bạ. The law takes the higher of the contract price and the province’s price table; the calculator uses the contract price and says so.

For an apartment bought from a developer, the fee is charged on the contract price including VAT but without the maintenance fund. The rate and the legal document are listed under Sources below.

  • Pink book / red book (ownership certificate)

The certificate of house ownership and land use rights. When a home is sold, the certificate is transferred into the buyer's name.

  • Notary fee

The fee a notary office charges to certify the home sale contract, set in tiers by the contract value.

  • Value-added tax (VAT)

A tax on the sale price when you buy a home from a developer. The buyer pays it together with the price.

  • Certificate issuance fee

The charge paid when the state issues the ownership certificate to the buyer.
